One Falling Water

When Great West Casualty Company, a property and casualty insurance corporation headquartered in Nebraska, decided to locate its Southeast Regional Office in Knoxville, the company chose Blue Ridge Development to develop the property. Great West Casualty’s representative in charge of the project selected Blue Ridge because he found the principals to be “the most forthcoming, the most communicative, the most flexible, and the most professional of any of the local developers who recruited the project.” The corporate office, with offices across the country, described Blue Ridge as “the best developer the company had ever worked with anywhere.”

Blue Ridge Development situated One Falling Water, a three-story office building, in a prime location on a city beltway, minutes from two major interstates and less than ten miles from the regional airport. Merit Construction, Inc. partnered with Blue Ridge Development and construction was finished in May 1999. The property was 100% leased within four months of completion with other national and regionally-based tenants along with the anchor tenant, Great West Casualty.
